Bangalore Development Authority makes e-khata mandatory for all properties

Bangalore: From September 13, all properties under the jurisdiction of the Bangalore Development Authority (BDA) needs to be switched E-account This system will replace the traditional paper-based accounting system.

Currently, there are over 2 lakh properties in Bengaluru that fall under the BDA limits, and this initiative aims to increase transparency. Property TransactionsThis will make it easier to detect double registrations, illegal financial transactions and other fraudulent activities. It will also help buyers verify whether the site or house they wish to buy is legal or illegal.

Buyers should ensure to keep the e-khata safe while purchasing any property. Every registered property will get a unique identification number under the Kaveri-2 software currently in use.

“E-khata will include all types of accounts including BDA, A khata and B khata. This means paper-based accounts will not be valid from the date of implementation,” BDA commissioner N Jayaram said.

“The unique number allotted to each property will enable verification of ownership, checking whether taxes have been paid in full, and detecting any illegal activity like double registration,” he said.

According to BDA officials, properties with existing khata records need not apply for e-khata unless there is a change in ownership. However, when a property is sold, gifted or transferred in any way, e-khata will be required.

To apply for an e-khata, property owners and buyers can visit the Karnataka Seva Sindhu portal, click on the Sakala category and choose the e-khata option. After submitting the required details and application, the e-khata will be processed within 3-5 days and can then be downloaded.
