NMIAL notice asking about building height leaves residents near Navi Mumbai airport in a tizzy


Mumbai: Residents and activists have issued a letter raising concerns. navi mumbai International Airport Private Limited (NMIAL) Want to know the height and other details of buildings located near the airport.

NMIAL has sought details citing a Civil Aviation Ministry notification on height restrictions within 20-km radius of any airport.

NMIAL had conducted an aeronautical survey last year, which found that some buildings were violating height restrictions.

This development has left many residents and societies worried as they are wondering if action can be taken against a building or tower if its height exceeds the permissible limit.

Residents are also asking why NMIAL cannot directly approach NMMC or other agencies? CIDCO If he wants to get the accurate altitude information.

Municipal commissioner Kailash Shinde said that at present no resident or housing society has approached the NMMC raising concerns about NMICAL’s letter. “At present only a study or survey is being conducted, and there is no direction for any action or the other,” Shinde said.

In the case of a tower at Seawoods in Nerul, the NMIAL letter sought details such as top height of the constructed building, date of commencement and completion, sanctioned building plan, copy of occupancy certificate, World Geodetic System 1984 (WGS 84) coordinates (representing positions on earth using latitude, longitude and ellipsoidal height), copy of no objection certificate from the authority. While some expressed concern, BN Kumar, convener and activist of Alert Citizen Team, wondered why NMIAL had created tension among people through such letters.

He attracted attention Navi Mumbai Municipal Corporation and wrote to CIDCO, which had issued the occupancy certificate, expressing surprise as to why NMIAL was directly approaching residents.

Kumar said Cidco, which is in charge of the airport project, was celebrating when the Airport Surveillance Radar (ASR) was shifted from near DPS school in Nerul to Dhakle Island in Belapur. The move removed all height restrictions of 55 metres, making construction beyond 16 floors easier.

Kumar said the then Cidco managing director Dr Sanjay Mukherjee had described the AAI’s decision to shift the ASR as a citizen-friendly move that would pave the way for the smooth completion of the airport and development of not only Navi Mumbai but the entire MMR.

“NMIAL’s message is detrimental to citizens,” the activist said.

Former standing committee chairperson Netra Shirke has raised the issue with MLA Ganesh Naik and the municipal corporation.

Shirke said NMIAL should have got the building records checked by NMMC instead of harassing residents. The buildings in question were constructed much before the airport project was conceived.

An NMIAL spokesperson said that as per Rule 3 (service of notification to owner and submission of report regarding violations) of the Aircraft Rules 1994, NMIAL has served notices to owners and occupants to submit details of the identified building violations.

“This is a routine process that any greenfield airport has to go through to obtain an airport licence,” the spokesperson said.

The spokesperson said that vide the gazette notification, NMIAL has been designated as the airport operator for NMIA.

“Therefore, CIDCO has asked NMIAL to send notices to the owners of the structures under Rule 3 of the Aircraft Rules 1994, as mentioned above. After receiving the required details submitted by the owners/occupiers, NMIAL will conduct physical verification and inform the respective owners/occupiers to take necessary corrective action,” the spokesperson said.

Thereafter, NMIAL will also submit the physical verification report to the Directorate General of Civil Aviation.DGCA,

An NMIAL spokesperson said the building owners would be given an opportunity to be heard so that the concerned building does not violate the provisions of the notification issued by the Centre and the DGCA.
