Noida, Greater Noida Industrial Development Authority ,GNIDA) has formulated a new policy under which Registry of flats But Senior Citizens Home Complex This post has fallen vacant in the Welfare Society after almost three decades.

All these years, the residents of the society were living without formal ownership rights. sub-lease deed Various disputes caused obstruction. The authority will now check the list of present occupants submitted by authorised representatives of the societies and issue NOC after filing of affidavits.

On September 3, 1996, 15 acres of land was allotted to the society. Though physical possession was handed over in 1997, the tripartite sub-lease deeds for the members could not be executed due to persistent legal and administrative delays. As a result, many residents could not get land. Legal ownership of their homes.

Over the years, many original allottees sold their flats to new buyers, though sub-lease deeds were not executed.

As per the new guidelines, society representatives must submit a certificate or affidavit to GNIDA along with a list of current occupants. This document must confirm that the listed occupants currently possess the allotted flats, and the sub-lease deed has not yet been executed in their favour.

GNIDA will then issue a NOC, allowing the execution of the sub-lease deed. Additionally, the society must provide complete documentation on the transfer of ownership from the original allottees to the current occupants.

The present occupants will have to submit an affidavit and indemnity bond agreeing to take full responsibility in case of any dispute regarding ownership rights with the original allottees or their successors.

A GNID official said, “This decision is an important step in resolving long-term issues faced by residents who have been waiting for decades to secure legal ownership of their homes. We believe this policy will provide much-needed relief to homeowners.”

The official clarified that this policy is only for the Senior Citizens Home Complex Welfare Society and will not apply to other group housing projects.

There are 845 flats in the society, out of which only 188 flats are registered.
