The state government has increased the minimum price of land in talukas, including the capital city, the port city and the commercial capital – Tiswadi. Mormugaoand Salsette – and the coastal belt talukas of Bardez and Pernem.
As the government increased the minimum land price for Tiswadi, Mormugao and Salcete talukas, prices in Panaji increased by more than 300%.
The minimum price in Tiswadi ranges between Rs 5,000 per square meter to Rs 25,000 per square meter. In Salcete, prices range between Rs 5,000 to Rs 20,000, and in Mormugao, the minimum land rates range from Rs 8,000 to Rs 25,000.
Monserrate said he has received a representation from the builders of Mormugao to revise the minimum land price in Mormugao taluka. He asked the builders to tell him specific demands and he would discuss them in a meeting next week.
In September, rising demand for land in Pernem and Bardez talukas prompted the government to sharply increase minimum land prices, with rates rising by as much as 400% in the taluka’s coveted coastal area. Rates were revised downwards, with prices reaching Rs 25,000 per square meter in Bardez.
The minimum land rates in Pernem taluka will range between Rs 1,500 per square meter, going up to Rs 15,000 per square meter. In Bardez taluka, the minimum price of land will start from Rs 4,000 per square meter and will go up to Rs 25,000 per square meter.
In the coastal villages of Morjim, Mandrem, Arambol and Querim in Pernem taluka, the government has revised the minimum land price from Rs 3,000 per square meter to Rs 15,000 per square meter. In Tirakol village, the government increased the minimum price of land from Rs 3,000 per square meter to Rs 12,000 per square meter.
Among the coastal villages of Bardez, the lowest price of land in Anjuna was Rs 5,400 per square metre, in Candolim it was Rs 6,000 per square metre, and in Calangute it was Rs 6,000 per square metre. In Nerul, the price was Rs 6,000 per square metre; Now it has increased to Rs 12,000 per square metre.
