New Delhi: The allotment of 498 EWS flats in the Karkardooma Transit-Oriented Development (TOD) project will take time as the Delhi Development Authority (DDA)DDA) is awaiting approval from various agencies.

The entire complex is being developed by the National Building Construction Corporation (NBCCThough the work at the site was completed in July, the DDA will take possession of the flats after completing its inspection and other formalities.

EWS Housing The complex, part of Phase I, has ground plus 22 floors with a basement for parking. “DDA aims to come up with a comprehensive scheme for the sale of these flats,” said an official.

The authority is also working on plans to complete two more residential towers, Kanchenjunga and Shivalik, by March 2025.

These two towers comprise a residential Trapezium (RH) complex comprising 450 2BHK flats. It will be the tallest with 47 floors and two basements. There is also an RH02 complex (with smaller sized 2BHKs), which has nine towers (six towers 10 floors and three towers 33 floors) and 576 flats, an official said.

Basements with adequate space have been created to ensure efficient parking of vehicles. The total estimated car parking spaces in Phase I will be 1,540.

Under the TOD project, divided into two parts, the DDA aims to construct 1,524 flats in Phase I by March 2025, with a total target of 6,518 residential flats, including 1,992 flats for the economically weaker section. The cost of the entire project is approximately Rs 1168.54 crore.

The project has faced numerous delays since it was approved in February 2015 by former LG Najeeb Jung.

The MoU between NBCC and DDA was signed in 2015 and revised in 2019 to align with the transit-oriented development policy. Work eventually began in September 2021, but the project continued to be delayed.

Lieutenant Governor VK Saxena, after a meeting with DDA officials in February 2023, said that efforts will be made to complete the first phase of the TOD project by March 2024. The authority is now targeting to complete the entire project by September 2026,” an official said earlier.

The mixed-use development project will have residential, commercial and civic amenities in the ratio of 70%, 10% and 20% respectively, with an additional 15% area to be developed for EWS.

The office complexes will be within walking distance and will be connected to the Karkardooma Metro station, which provides interchange facility between the Blue Line and Pink Line.
