Home buyers are urging the state government to complete the draft amendments expeditiously Karnataka Apartment Ownership Act, 1972, to ensure ownership rights over land used for construction of residential apartment complexes.
According to him, the more time it takes to issue the draft, the more problems homebuyers will face as some developers have not assigned the land ownership rights to the registered residents’ associations of the respective apartment complexes.

It may be recalled that Basavanagudi MLA LA Ravi Subramaniam had raised the issue during the state assembly session and the Deputy CM had said that the government was in favor of amending the existing Karnataka Apartment Ownership Act, 1972. Karnataka Home Buyers Forum convenor Dhananjay Padmanabhachar said the housing department, which is responsible for the implementation of the Real Estate Regulatory Authority (RERA) in Karnataka, has ratified the new Apartment Ownership Act.
“This is a good step, but we request the government to release the draft to the public as soon as possible so that home buyers can review and suggest recommendations. “Making a law is a long process and the government needs to work quickly in this regard,” he said.
Responding to Padmanabhachar’s letter, Housing Department (RERA) Under Secretary Hemavati said the draft amendment to the Karnataka Apartment Ownership Act 1972 is in the final stages. “The new Act will come into force soon,” he said in a letter dated September 30.
