Buyers indicated that M3M has not provided official documents including allotment letter or builder-buyer agreement (BBA), instead issuing only a “comfort letter”. Buyers report that they have to accept verbal assurances from CRM staff on future compliance.
With the handover date approaching, M3M has reportedly rejected applications from over 300 units without proper justification or legal process. Buyers report receiving informal payment requests via WhatsApp calls without official written documentation.
Homebuyers also said M3M has not responded to their emails seeking clarification about payment requirements. They believe the developer has not respected their statutory rights and financial commitments.
Shreya Batra, a buyer, said, “We tried several times to finalize the BBA, paying more than 16%, which M3M had to sign under the RERA Act. But the company delayed it without explanation. “
Neeraj Maharania, another home buyer, said, “I have invested my lifetime savings in this property. Now, after paying more than 20% of the cost, I am left with empty promises. M3M All efforts have been ignored, and it has become a nightmare for me.” Family.”
Buyers also claimed that M3M was attempting to sell the canceled units at 30-40% higher rates to the original buyers or to new customers at Rs 10,000 per sq ft, while the initial rate was Rs 6,400-7,400 per sq ft.
The developer did not directly respond to queries sent by TOI. However the developer’s media agency said, “M3M has always adopted a customer-first approach.
