Bangalore Development Authority (BDA) has launched an initiative development fee For residential and commercial buildings that have already been constructed shivram karanth Layout: Property owners are required to pay this fee before getting the property records.
This fee is based on the difference between the 2018 residential plot value and the 2024 residential plot value determined by the Department of Registration and Stamping.
One-third of this difference will be levied as development fee. This fee has been approved under Sections 20 and 21 of the Bangalore Development Authority Act, 1976, taking into account both residential and commercial use aspects.
Owners of 5,171 buildings regularised by the Justice Chandrasekhar committee in 17 villages of the layout have now been allowed to pay development charges and obtain property records.
The rates of development fee have been determined on the basis of residential area of each village. For commercial areas, 50% additional fee will be charged as per the guidelines of the Registration and Stamps Department.
For corner plots or those having road on both sides, 10% additional tax will be added.

Although distribution of plots has not begun due to ongoing court cases, development charges have been fixed for buildings constructed before 2018, and owners can pay the fee to obtain property records.
In Kempapura, the fee has been fixed at Rs 1,149 per sq ft, which is the highest among the 17 villages. In Kempanahalli, the fee is Rs 43 per sq ft, which is the lowest. BDA officials say the fee is based on market value and guideline rates.
The development fee per sq mt in Somashettihalli and Ganigarahalli is Rs 5,000. Byalakere has a rate of Rs 1,833 per sq mt, while Ramagondanahalli has a rate of Rs 11,067 per sq mt. Doddabettahalli has a rate of Rs 8,667 per sq mt, and Kempapura has the highest rate of Rs 12,367 per sq mt. Avalahalli has a rate of Rs 6,042 per sq mt, and Harohalli has been fixed at Rs 1,790 per sq mt.
Medi Agrahara’s fee is Rs 667 per sq metre, and Shamrajpura’s is Rs 1,833 per sq metre, just like Bayalakere. Veerasagar has a rate of Rs 733 per sq metre, while Vaderahalli’s is Rs 833 per sq metre. In Kempanahalli, the rate is Rs 465 per sq metre. JB Kaval’s is Rs 2,000 per sq metre, Kalatammanahalli’s is Rs 1,167 per sq metre, Lakshmipur’s is Rs 5,000 per sq metre and Guni Agrahara’s is Rs 2,333 per sq metre.
