Housing board allows amalgamation of adjacent plots if owner is same, ET Real Estate

LucknowAn important step which will benefit property owners, Uttar Pradesh Housing and Development Council (Housing Development Board) on Wednesday announced that it will allow merger of adjacent plots if the properties are owned by the same person or close relative.

For residential properties, combining two plots into one unit will be allowed on payment of 2% of the reserved rates, while for commercial properties, combining four plots into one unit will be allowed on payment of 5%.

Property owners must present a building plan along with the required fees to the planning board for permission to combine two plots.

The move will benefit thousands of property owners across the state as the policy will incorporate all the schemes implemented by the board in the past.

In another decision, which will benefit government employees and those working for public sector units and government agencies, the housing board will give possession of properties on payment of 50% of the cost to the board. Till now, possession was given only after the full amount was paid to the board.

A total of 34 agenda points were considered and approved during the board meeting that lasted about six hours on Wednesday.

The meeting was chaired by Additional Chief Secretary Housing Nitin Ramesh Gokarna along with Housing Commissioner Balkar Singh.

To ensure the safety of buildings, the authority will seek structural safety certificates from builders who wish to construct group housing projects with more than 15 floors.

The board has also given permission to a private developer to set up a residential project. Integrated Township on Deva Road in Barabanki. In 2016, the housing board had considered building a township on 46 acres of land but could not take the project on stream due to various issues.

After a long time, paying heed to the demands of lakhs of farmers the Housing Board has agreed to pay compensation as per the provisions of the Act for the land acquired earlier. Land Acquisition ActLand acquisition since 2014 is being done as per the provisions of the Act, while 42 schemes launched by the housing board in the past are still partially stuck due to pending demands of farmers.

Additional Housing Commissioner and Secretary Neeraj Shukla said the move will benefit over one lakh farmers who have not been paid yet.
